Plasterboard contains cellulose, in the paper wrapping. Likewise, wood is cellulose. This shiny black mold is Stachybotris, and it releases toxins into the atmosphere that can kill you. If it's Stachybotris, you have a constructive eviction. Move out immediately. See a doctor and hire an attorney, you could have a multi-million-dollar lawsuit. If it's not Stachybotris, then clean it up or move away when the lease expires. Guarantees are in addition to your legal rights and under the sale of goods act a item must be fit for purpose and be free from defects. repeated failure of one item is legal proof that that item or part has a fault and is not fit for purpose. you can get items replace or refunded under the sale of goods acts withing a reasonable period but that may vary from 2 year to 20 depending on the item . for domestic items 5 years is often the guide.
